
Will My Homeowner’s Insurance Cover HVAC Damage?

It’s a common question among new homeowners and longtime homeowners: does homeowner’s insurance cover HVAC damage? Homeowner’s insurance covers a wide range of events and damage but it can really depend on your policy. In this article, we’ll tell you what’s covered and what’s not covered by homeowner’s insurance.
What Does Homeowners Insurance Cover?
Home insurance policies typically cover a variety of unexpected events and disasters. These include:
- Fires, including wildfires
- Wind-related weather, including storms, tornadoes, hurricanes
- Ice and hail
- Theft
- Vandalism
- Water damage from inside your home
Events Homeowner’s Insurance Doesn’t Cover
There are some unexpected events that home insurance does NOT usually cover, including:
- Earthquakes
- Landslides
- Floods
- Sewer backups
Sometimes you can get these types of coverage as add-ons to your policy.
Home insurance policies also don’t cover expected or predictable events. For example, homeowner’s insurance will not cover your regular maintenance costs or damage that results from a lack of proper HVAC maintenance. Homeowner’s insurance also won’t cover emergency services should your furnace randomly fail or quit.
Will Homeowner’s Insurance Cover the Replacement of my HVAC System?
It’s unlikely that your home insurance provider will cover the cost of the replacement or repair of your furnace or another HVAC system. However, if your policy covers water damage, fires, or theft, and your HVAC system is damaged by one of these types of events, the replacement of your system will likely be covered.
As long as it’s included in your policy, you’ll be protected. But, homeowner’s insurance does NOT cover HVAC system damage that results from wear and tear or your own negligence. Some companies offer equipment breakdown coverage that could protect you. However, it’s best to explore an extended warranty and/or a protection plan from the HVAC company that installs your heating and cooling system.
A Protection Plan for Your HVAC System
The best way to know for sure in which scenarios your HVAC systems are covered is to ask your home insurance provider or carefully read through your policy. That being said, unless the damage to your HVAC system is caused by a disaster that’s specifically listed in your policy, it won’t be covered.
